As summer fades, temperatures start to dip, we trade our shorts in for sweaters, and homebuyers and sellers start to think about the right moves to make this fall. The autumn season often gets overlooked when we think of ideal times for buying and selling homes, but this time of year is as good as any to make a transition. With less pressure to buy and sell than other times of the year, fall allows buyers and sellers to take advantage of a perceived lull in activity that could actually play to their benefit.

According to LIV Sotheby’s International Realty’s monthly market reports for August, home listings in Ventura on average are selling for slightly less than last month compared to last month ($606,341 August 2019  vs. $625,472 in July 2019). This might mean better deals on Ventura homes for buyers as we head into fall.

For Ojai home sellers, you’re in luck! The average prices for sold listings in Ojai have been trending upwards. Due to a higher demand for homes in these areas, buyers were willing to pay an average of $883,193 in August 2019 for their desired properties.

Considering selling? Get your home ready by embracing an autumn aesthetic! Try these helpful tricks to welcome prospective home buyers into your house and make them fall in love:

1. COLORS:  Remember that as we head into the fall season, the sun sets earlier and earlier, making exterior lighting, lamps, and overhead lighting key in presenting your home. Steer clear of harsh white light bulbs and opt for softer, warm white bulbs instead. These will actually give off an alluring yellow-ish glow and will eliminate any intense glare.

2. DECOR:  Cooler weather outside and a cozy atmosphere inside will invite potential homebuyers to spend more time indoors. Add some decorative throw pillows and blankets to the living room and other spaces to entice guests to stick around and help them imagine what living in the home would feel like.

3. SCENTS:  And don’t forget scent! Did you know that the sense of smell is most closely linked to memory out of the five senses? Make a lasting impression by incorporating classic fall smells like cinnamon and pumpkin throughout the home.
